Just as the first day of spring arrives, we've wrapped up our latest deck re-construction and renovation project in Langley. Considering how much rain we've had this past winter, every rare dry day was too precious to miss in order to keep our completion timeline. As a result, our clients are now ready to enjoy their beautiful yard as the sun starts shining.



Just as the first day of spring arrives, we've wrapped up our latest deck re-construction and renovation project in Langley. Considering how much rain we've had this past winter, every rare dry day was too precious to miss in order to keep our completion timeline. As a result, our clients are now ready to enjoy their beautiful yard as the sun starts shining.

With any exterior renovation project, especially with aged structures like this two-level deck, we start from thoroughly assessing structural integrity of the original deck. Safety and longevity of decks depend on solid structural footings so we first focus on building proper footing pads and curb walls to ensure what's built on top of it would pass the test of time in years to come, even decades.

Because this vinyl deck has a waterproof surface, it is important that we build it with a subtle slope so that rainwater can run off of it instead of pooling. With these crucial bases covered, the rest of the project progressed smoothly per our plan. Oh, speaking of a slope, the lot at this property is sloped into a greenbelt and we've used it to our advantage and created a quite spacious storage room underneath the deck.

The complete scope of the job looked like the following:

  • Assess structural integrity of deckĀ 
  • Temporarily shore up existing deck
  • Dig and pour proper structural footing pads and curb walls to ensure safety and longevity of the deck
  • Drop the deck down from existing drip deck for a proper slope on the new vinyl deck
  • Reframe walls underneath the mid-level deck for a storage and shop area that is weather-protected
  • Add siding and soffit to prevent rodents entering the storage and shop area
  • Brand new glass guard railing and hand rails / gates going down stairs
  • Add on fascia around deck surrounding to give a finished look
  • Slight electrical and lighting upgrade in storage and shop area
  • New doors installed in storage area
  • Lattice work underneath house to top of deck to prevent pets or children from falling down
